How a Fix and Flip Loan Works

A fix and flip loan bundles your purchase price and renovation budget into a single short-term loan. Here's how the funding flows from offer to exit:

1. Pre-Qualify Before You're Under Contract

Apply in under 10 minutes and receive an instant pre-qualification letter. Know your leverage and approval terms before you make an offer - so you can move quickly when the right deal appears.

2. Close and Fund the Purchase

Cape Henry Capital funds the acquisition. Renovation funds are held in a dedicated draw account and released in stages as work is completed - you don't borrow the full rehab budget on day one.

3. Draw Renovations as Work Is Completed

After each phase of construction, an inspection verifies progress. Once approved, the next draw is released. You pay interest only on what's been drawn to date, not the total loan balance.

4. Sell or Refinance on Your Timeline

Interest-only terms run 12, 18, or 24 months. When the renovation is complete, sell and pay off the loan - or if the property cash flows, refinance into a DSCR rental loan and hold it long-term.

Who Qualifies for a Fix and Flip Loan?

Experienced Investors

If you've flipped before, the approval process is straightforward. What matters most is deal quality: purchase price, renovation scope, after-repair value (ARV), and your exit strategy. Cape Henry works directly with decision-makers - no layers, no delays, no deals that get kicked back after a week of waiting.

Bring us the deal. We'll tell you where you stand within 24 hours.

First-Time Fix and Flip Investors

Yes, you can qualify. Experience is one factor we consider - it's not a dealbreaker.

What carries more weight for a first-time flipper:

  • A deal with clear upside. Sufficient spread between total project cost and ARV is the most important number in the file.

  • A licensed, experienced contractor. Your contractor's track record reduces the execution risk lenders care most about.

  • A defined exit strategy. Know whether you're selling or refinancing, and why that exit is realistic for the market and timeline.

  • Skin in the game. Having your own capital in the deal signals commitment and can offset limited investment experience.

If you're not sure whether your first deal qualifies, the best move is a conversation before you're under contract. We'll tell you exactly where you stand - no runaround.

Run Your Numbers Before You Make an Offer

The best fix and flip investors don't guess - they model. Our free Fix & Flip Loan Calculator lets you input your purchase price, renovation budget, estimated ARV, and expected hold time to see your total project cost, estimated interest carry, and projected profit on exit.

Know your spread before you're under contract.

Fix and Flip Loan vs. Bridge Loan: What's the Difference?

These terms are often used interchangeably, and in practice, a fix and flip loan is a type of bridge loan - but the distinction matters when you're shopping lenders.

A bridge loan is the broader category: short-term financing that "bridges" you between a purchase and your exit, whether that's a sale, a refinance, or completion of a construction project.

A fix and flip loan is a bridge loan structured specifically around property acquisition and renovation - with a built-in draw schedule for rehab funds, underwriting based on after-repair value, and terms calibrated to a renovation-and-sale timeline.

At Cape Henry Capital, our bridge loan program covers fix and flip, construction completion, and short-term cash-out refinancing. If you're buying to renovate and sell, the fix and flip structure is the right fit. If your deal is more complex - mid-project completion, portfolio equity access, or a non-standard exit - the broader bridge program may apply.

Not sure which fits? Talk to us - we'll match the structure to your deal, not the other way around.
