DSCR Loan Rates

DSCR loan rates tend to follow the same general direction as the broader mortgage and bond markets. When Treasury yields, mortgage-backed securities pricing, or conventional mortgage rates move higher, DSCR rates often move higher as well. However, DSCR loans are not priced from a single fixed index. Because they are investor-focused and often considered non-QM loans, lenders also add a risk spread based on the property’s cash flow, loan-to-value ratio, borrower credit profile, reserves, property type, and overall investor demand. As a result, DSCR rates usually follow market rate trends, but the final rate can vary significantly from one loan scenario to another.

Key Factors that Determine your Rate:

  • Credit Score - We have a minimum of 660. The higher your score the better the rate.

  • Loan-to-Value - An LTV at 50% qualifies for a much lower rate compared to a an LTV of 80%.

  • Loan Amount - Loan amounts between $150,000 and $999,999 receive the best pricing.

  • Loan Type - Purchase and Rate/Term Refinances typically have better pricing than Cash-out Refinances.

  • DSCR Score - DSCR scores above 1.2 or 1.25 will have better pricing than a DSCR score of 1.0-1.15.

  • Prepayment Penalty - 5yr (5/4/3/2/1) stepdown PPP will qualify for a better rate than a 3yr PPP.

  • Other factors: Experience, Property Type, Loan Features, etc...

Interest Rates: Investment Property vs Primary Residence

Investment property mortgage rates are typically higher than primary residence rates because lenders view rental or income-producing properties as higher risk. A borrower is generally more likely to prioritize payments on the home they live in, while an investment property may depend on rental income, market conditions, vacancy rates, and maintenance costs. Because of this added risk, lenders often require stronger credit, larger down payments, higher cash reserves, and may charge a higher interest rate compared with a loan for a primary residence. In contrast, primary residence loans usually receive more favorable pricing because the property is the borrower’s main home and is considered a lower-risk loan. For investors, even a small difference in interest rate can affect monthly payments, cash flow, and long-term returns, so it is important to compare loan options carefully before purchasing an investment property.
